Description
: A new 1.5 million square feet single occupancy Platinum LEEDS office building, The building includes 50 stories of offices, lobbies, retail space and "raised floor" commodity trading areas.

Services Provided: Complete installation of all "wet side" heating and cooling systems along with all the redundant equipment and over 148,855 linear feet of piping for the systems required to facilitate uninterruptable trading along with an ice storage tank farm and a fuel oil storage & distribution system.
 
Heating System: A 65,000#/hr. high pressure steam reducing station supplies steam to various heat exchangers throughout the building for conversion to hot water for perimeter fin tube radiation, air handlers, hot water coils and variable air volume (VAV) fan powered boxes.  It also includes multiple built-up and factory fabricated air handlers varying from 6,000 to 80,000 distribute conditioned air to the tenant spaces. Multiple hot water shell & tube heat recovery exchanger systems are utilized to reclaim spent heat from the hot water heating coils return hot water. The heating system consists of seven separate hot water systems.
 
Cooling System: Five 950 ton electric centrifugal chillers work in unison with a four 3-cell cooling tower on the 51st floor to provide chilled water to all air handlers and fan coil units for mechanical cooling.  A 5,000 ton capacity ice storage system (the largest in NYC) is utilized to make ice during the evening on off-peak electrical hours in order to generate chilled water during the day.  An emergency roof top air cooled chiller was installed for emergency cooling for the computer rooms, if required.  An economy cycle is incorporated utilizing plate & frame heat exchangers to provide "free cooling" or partial free cooling during the swing seasons when outdoor conditions allow.  Pump skids utilizing horizontal split case pumps with HP ratings over 150HP are used to circulate chilled and condenser water throughout. a "green" tank in the building's basement reclaims all steam and chilled water condensate for re-use as make-up for the condenser water system and/or plant & tree watering.  The cooling system consists of two primary chilled water systems, one ice storage system and three secondary chilled water systems.  There are ten large plate & frame heat exchangers utilized for system & pressure breaks for the mechanical cooling system.

Fuel Oil System: Two 10,000 gallon steel fuel oil tanks are located in the cellar to store #2 fuel oil, along with fully automated fuel oil pump, filtering & polishing skids to supply fuel oil for the five emergency generators located on the 47th floor.
